Thinking About Selling Your Las Vegas Home? Start Here

Selling your home is a big decision. Sometimes you know exactly why you're ready to move. Other times, you simply find yourself wondering, What would happen if I sold?

Before you worry about photography, staging, or putting a sign in the yard, there are a few bigger questions worth answering first.

Start With Why You're Moving

Your reason for selling should help shape the entire plan.

Are you moving to a different part of Las Vegas? Downsizing now that the kids are grown? Moving closer to family? Looking for a home that better fits your current lifestyle? Or are you simply realizing that your current home no longer works as well as it once did?

There isn't one "right" reason to sell.

Understanding what you're trying to accomplish makes it much easier to make good decisions about timing, preparation, pricing, and your next home.

Understand What Your Home Could Sell For

An online estimate can give you a starting point, but your home's value is more complicated than a number on a website.

Recent sales, competing homes currently on the market, neighborhood, condition, upgrades, floor plan, lot, location within the community, and even the way your home compares with today's buyers' expectations can all matter.

I like to start with the actual market evidence and then talk about what it means for your home.

Don't Spend Money Just Because You Think You Should

One of the first questions sellers often ask is, "What should I fix?"

The answer isn't always "everything."

Some improvements may make sense. Others may not give you enough return to justify the cost, time, or disruption. Sometimes the best decision is simply to clean, declutter, make a few targeted repairs, and let the home speak for itself.

Before you spend thousands of dollars getting ready to sell, let's talk about what is actually worth doing.

Think About Where You're Going Next

Selling is only half of the equation.

If you're buying another home, downsizing, relocating, or coordinating a move with family, the timing of your sale can affect everything that comes afterward.

That's why I don't look at a listing as an isolated transaction. I want to understand the transition you're making and help you build a plan around it.

You Don't Have to Be Ready to List

One of the most useful conversations I can have with a homeowner happens before they're ready to sell.

You can ask questions. We can look at comparable homes. We can talk about what your home might need and what it probably doesn't need. We can discuss timing and what the next move might look like.

You don't have to make a decision just because you asked a question.

If you're somewhere in the "maybe" stage, that's a perfectly good place to start.

Thinking about a move in the next year or two? Let's talk about what your options look like before you make any decisions.
