Preparing Your Home For Sale

The right preparation can make a difference.

Before your home hits the market, I help you focus on the changes that matter most—from presentation and repairs to pricing and the details buyers notice. Your home doesn't need to show like a model home, just presented thoughtfully and priced strategically for today's market.

Every home is unique. These are the four areas I’ll help you evaluate before your home goes on the market.

The goal: Maximize your home's appeal for today's discerning buyers.

Where Should You Focus?

Removing excess furniture, personal items and everyday clutter can make rooms feel larger and help buyers focus on the home's features.

We’ll identify the areas where editing will make the biggest difference—from countertops and closets to garages and crowded rooms.

Outdoor Furniture Sale

We’ll look at paint, lighting, fixtures, repairs, landscaping, curb appeal and overall condition. The goal isn't to fix everything. It’s to identify what is most likely to affect a buyer’s first impression—and what you can confidently leave alone.

Furniture placement, scale, flow and personal belongings can all affect how a buyer experiences a home. Sometimes staging means adding something.

Sometimes it means taking something away.

The goal is to showcase the home's layout and best features—not make it look like everyone else's house.

Once the preparation is done, it's time to make sure your home is presented at its best.

Las Vegas Isn't One Market

aerial summ plus shutterstock.jpg

A home doesn't sell in “Las Vegas.”  In fact, the Las Vegas valley is made up of dozens of micro-markets, and buyers don't experience them all the same way.

Selling in Spring Valley doesn't behave exactly like selling in Lone Mountain. Green Valley may fit different buyer needs than Tule Springs. Summerlin has its own dynamics. And even within those communities, individual neighborhoods can behave differently.

That local context matters when deciding how to prepare, position and market your home.

I don't use a one-size-fits-all checklist.
I look at your home, your neighborhood and the buyers most likely to be looking for it.

Genuine Guidance. Local Expertise. Real Results.

What is your home worth?
Let's take a look.

Online estimates can give you a number. They can't walk through your home, see the updates you've made, understand the condition, compare the nuances of your neighborhood, or talk through your plans.

If you're thinking about selling, let's look at the house together.

I'll give you a realistic picture of where your home stands in today's market and what I would—and wouldn't—do before putting it up for sale.
